Student Blocks, River Bottoms and Old Shade

The rental streets of Riverside–Normal City, right beside campus, are lined with older frame houses on narrow lots. Front lawns there take a beating: cars parked on the grass, heavy weekend foot traffic, and months of neglect between leases.

Where the soil comes into it

Lots close to the White River sit on silty bottomland that recovers reasonably well. Higher ground is the dense Delaware County clay that compacts under every tire, which is why so many student yards are bare by August. North-side ranches and older owner-occupied blocks

Away from campus, Muncie looks different. Mid-century ranches in Halteman Village and the neighborhoods off McGalliard Road sit on wider, sunnier lots where the usual trouble is crabgrass along the drive and thinning turf in July heat. The Emily Kimbrough district and the Old West End have older two-story homes, deep shade and brick walks. Those owners tend to want one or two well-timed visits a year rather than a turnover reset.

Around Ball State and the Old West End

A typical turnover call is a landlord with three or four houses near campus. On one scheduled day we pick up debris, mow and bag, cut back overgrown shrubs, re-edge the walks and pull weeds from the beds so each property is ready to show. Adding landscape bed maintenance keeps the curb appeal from sliding back.

In the Old West End and around Minnetrista, the story changes. Owner-occupied homes under big maples and oaks need a scheduled fall leaf removal visit in November, then a spring cleanup to clear what blew in over winter.

The late-summer changeover creates a timing problem worth planning for. New tenants move in right as the best seeding window opens, and boxes, cars and grills end up on fresh seed. We usually aerate and overseed rental lawns in the first half of September, after the moving trucks are gone, and give the landlord a short watering note to pass along.
